The Permit Process
Is Eating Your Schedule

You're not getting rejected because your builds are bad. You're getting rejected because site plans have dozens of small requirements—setbacks, easements, utility notes, flood zone callouts—and one missed detail sends you back to square one.

The problem isn't skill. It's that the process is manual, fragmented, and unforgiving. You're either paying a drafter to redo it, or you're doing it yourself at 10pm before a submission deadline.

Meanwhile, your crew is waiting. Your client is calling. And another project is starting to slip.

  • 📋"We submitted three times before they finally approved it."
  • "The drafter didn't catch the setback violation until after we filed."
  • 💸"We're two weeks behind just waiting on permits."
  • 📞"I spent a whole morning on the phone with the building department just to find out what was wrong."
  • 🔄"Every county has different requirements—I can never keep track."
  • 😤"We do this manually every single time. There has to be a better way."

Why This Keeps Happening

The permit process was built for large firms with dedicated plan reviewers and engineering staff. Small and mid-sized builders got the same requirements with none of the infrastructure.

Every jurisdiction has its own zoning codes, setback rules, utility requirements, and callout formats. None of it is standardized. None of it is automated. And unless you've done dozens of plans in a specific county, you're guessing every time.

The gap isn't experience—it's information access and process speed. That's exactly what we're closing.

  • No real-time code lookup when drafting
  • No automatic setback calculations
  • No checklist for jurisdiction-specific requirements
  • No feedback before you submit
  • No way to catch errors without a reviewer
  • No consistent format across projects

AI That Knows What
Your Building Dept Wants

SitePlans.AI is a platform built specifically for homebuilders and GCs doing residential permitting. You put in the property details. It generates a permit-ready site plan—formatted, checked, and tailored to your jurisdiction.

No more guessing. No more last-minute rework. No more waiting on a drafter who doesn't know your county's quirks.

Before SitePlans.AI

  • Manually draft plans in CAD or by hand
  • Guess at jurisdiction requirements
  • Pay a drafter for every revision
  • Submit and wait 2–4 weeks for a response
  • Get rejected, find the error, start over
  • Lose weeks per project to the back-and-forth

After SitePlans.AI

  • Enter property details in minutes
  • AI checks local codes automatically
  • Get a complete, formatted site plan
  • Review errors before you submit
  • Submit with confidence on the first try
  • Move projects forward weeks faster

We've Lived
This Problem

Built from Real Permit Experience

SitePlans.AI is being built by the team behind siteplans.us—a service that has helped homebuilders and GCs produce site plans for residential permits across the country.

We've seen what gets plans rejected. We've seen which jurisdictions are the hardest to navigate. We've seen builders lose weeks and thousands of dollars to rework that was entirely preventable.

We're not building an AI product that guesses at construction workflows. We're automating a process we already know in detail—and building it for the people doing the actual work.

This isn't a solution looking for a problem. This is a problem we've already been helping solve—at scale, with AI.

Common Questions

Not yet—we're in active development. Right now, we're building a waitlist of builders and GCs who want early access. The first people in will help shape the product, get priority onboarding, and lock in beta pricing. If you're dealing with permit delays today, joining the list costs nothing and puts you first in line.
Small to mid-sized homebuilders running multiple residential projects at a time, and general contractors who handle their own permitting. If you're submitting site plans to a building department and dealing with rejections or delays, SitePlans.AI is built for you. It's not designed for large commercial projects or engineering firms with in-house drafting teams.
No. SitePlans.AI generates site plan documents and checks them against local code requirements—it doesn't replace the licensed professionals required for structural, civil, or survey work. Think of it as a smarter, faster way to prepare the documentation side of your permit package. For projects that require a PE or surveyor stamp, you'll still need those.
We're building the system around real permit data and jurisdiction-specific requirements from our experience at siteplans.us. Accuracy is the whole product—a plan that doesn't pass review is worthless. During beta, we'll be validating against actual submissions and iterating quickly. Early users will help us tune the system, which is one reason early access matters: your feedback directly improves what gets built.
We're starting with the jurisdictions we know best from our work at siteplans.us and expanding from there. We'll be asking early access users about their primary markets so we can prioritize the right counties. If you have a specific jurisdiction in mind, tell us when you sign up—we track demand carefully.
We haven't finalized pricing yet. Early access users will get free access during the beta period and will be the first to know about pricing before we launch publicly. Early users will also have input on what pricing model makes the most sense for how they actually work.
